  • Hat Property Inspections  Home Inspection Services

    I offer a comprehensive home inspection service, complete with HIGH RESOLUTION THERMAL IMAGING.

    I will walk on the roof, I will go in the attic, I will go in crawl spaces, I will open the electrical panel, I will open and operate the furnace, I will check the appliances required by APHIS, I will do a Radon spot check,  I will take moisture readings around windows and other areas at risk of moisture intrusion.   

    I start at the roof and evaluate not only the roof surface, but also the chimney, the ventilation system, the electrical service entrance, the plumbing stack, and any other systems or components located on the roof.

    My next step is to inspect the exterior of the home. I use a macro and micro approach to look at both the big picture and all the details.

    I then move inside the house, starting at the bottom and work my way up through the home into the attic. While inside, I address such things as the structure, the heating and cooling systems, the electrical and plumbing systems, the interior finishes, the insulation and ventilation, and accessories such as fireplaces.

    My evaluation is then communicated through a detailed inspection report that will include all the information required by your insurance company.  It also includes descriptions of all the systems in the home, as well as any recommended improvements, this will help you prioritize the improvements and develop a blueprint for your future in the home.

    Best of all, my services don’t end with the inspection. For as long as you own the home, you can call with any additional questions — at no extra charge!

  •  Home Inspection Report

    Hat Property Inspections uses Horizon Inspection Software for your home inspection.  Horizon is an interactive cloud-based inspection report complete with HIGH RESOLUTION THERMAL IMAGING.  You will get a printable, detailed, and comprehensive inspection report containing many color photos, a wealth of supplemental information and many color illustrations and diagrams about your homes major systems.  

    It not only describes the house components and their condition, but also provides insight into what improvements may be necessary, and when.  The report will contain all the information your insurnace company requires.  Any recommended repairs and suggested improvements are clearly documented, with color pictures and their implications simply explained with detailed home reference information.

    The home inspection report you receive describes each of the major systems of the home, including:

    • Electrical
    • Heating
    • Cooling
    • Insulation and ventilation
    • Plumbing
    • Interior

    The report addresses the condition of each of these systems.     High Resolution Thermal Imaging

    Every Home Inspection includes a complete thermal scan.  I use FLIR HIGH RESOLUTION THERMAL IMAGING technology to assist with the visual inspection of the home and I include photos of the thermal imaging in the report.

    Executive Summary

    Every report starts with an EXECUTIVE SUMMARY at the beginning of the report, for quick reference.  The Items in the Summary are components of the home that have reached the end of their life expectancy, do not function as intended, may adversely affect the habitability of the home, require further evaluation by an expert or are unsafe.  This summary is often the most important part of the report for people making their purchase decision.

    Action List Creation Tool

    To help with your purchase decision, every Hat Home Inspections report includes an ACTION LIST CREATION TOOL. This is a 2nd version of the report that only contains the deficiencies with none of the home descriptions. It is an interactive cloud-based tool containing all the photos and descriptions from the report. You and your Real Estate Professional can use it to list each of the deficiencies that you would like the seller to address.  Quickly draft your list, select items, edit text - add, remove anything, save to PDF and send to the seller.

    Home Reference Library

    Every Hat Property Inspections report includes a HOME REFERENCE LIBRARY ebook. This printable 460 page encyclopedia of homes is a reference guide to help owners operate and maintain their home effectively.  It contains valuable information about all the homes major systems and the home set-up and maintenance program set out in the book helps homeowners deal with many common problems. The book is thorough and detailed, yet clearly written and simple to understand with many full colour illustrations.

  • Pre-Purchase Home Inspection

  • Condo or Townhouse Inspection

    Buying a Condo or Townhouse is a big decision. Most real estate transactions require a Condo be inspected as a condition of the sale. 

    A Pre-Purchase Home Inspection of your Condo will give you an unbiased evaluation of the condition of the condo to help you make an informed decision. Have your Condo inspected before you close the deal to avoid any surprises latter.
