    A building and trade permit property card search with the City of Medicine Hat, or other municipal or county supply authorities will uncover any information on record about work done to the property; when the work was completed, outline the scope of work, what type of building and trade permits have been issued and the results of Safety Codes Inspections.

This will uncover any information on record about what type of building and trade permits have been issued and when, such as;

    Electrical renovations and service upgrades

    Plumbing and HVAC renovations

    Fire code violations inquiry

    A fire code violations inquiry and request to obtain a fire department fire safety inspection report will be undertaken with the local fire protection authorities. This will uncover any information on record about;

    Previous fire code violations

    A copy of the most reset fire safety inspection

    Fire protection history of the building

    Record of any fires on the property  

    Limited environmental information

     

    The information gathered in a property records search can help you with your purchasing decision and will be invaluable during the on-site inspection.  If I have this information prior to the inspection, I can reference it with what I discover on-site to help determine whether renovations were permitted and done by professionals or if any restoration work has been done.

    All the information obtained from the records search will be included in you inspection report. The search takes about 2 weeks to complete and requires written authorization of the current owner.
